Multifamily has been excellent in the last decade but has some significant near term issues with overpriced land for Multifamily sites and approaching a market equilibrium in some cities, creating rent decreases – this plus capital cost constraints look to decrease total development volume by more than 50% nationally in 2024 and 2025. Industrial has had an exceptional 10 year run but appears to be reaching a peak in many major markets as supply and demand begin to equalize – it appears this sector will drop off dramatically in 2024. Self storage has had some of the best returns in all of real estate but those appear to be tapering off as a lot of major markets add approaching saturation and lease up rates are slowing. Mobile Home parks will continue to be excellent cash flow producers but there are very few existing parks available for sale and new development of parks is extremely difficult in most municipalities. BTR continues to be the single shining light in what may be a challenging real estate market for the next couple of years.
